Count beds and seats. A house that sleeps ten may have a tub for six. If the tub matters to the whole group, ask how many it seats.
Ask about cleaning between guests. Good owners drain, clean and refill the tub between bookings, or treat it and test it daily. It’s a fair question to ask, and a clear answer is a good sign.
Look for the small print on extras. Some owners charge for the hot tub, ask for a deposit, or set a minimum stay at weekends and in summer. Dogs are often welcome but rarely in the tub.
